Staging Your Home for an Open House in Three Easy Steps

Long before the San Antonio movers you hire arrive at your house to pack up your belongings and transport them to your new home, you have to find a buyer. One of the best ways to attract potential buyers is to host an open house where interested purchasers can come and get a feel for what’s on the inside of your home. However, in order for your open house to be successful, you’re going to want to follow these three steps to prepare appropriately.

1. Plan and Prioritize

A few weeks before you plan to put your home on the market and start hosting open houses, you’re going to want to start prioritizing which updates you want to make to your home within the amount of time you have. If there’s a ton you want to get done, prioritize what projects you want to tackle first by:

  • Letting go emotionally. It’s natural to become emotionally attached to your home, especially if you’ve lived there for several years. Even though it’s your home, start thinking about it as a product that you want to entice others to buy.
  • Identifying your audience. Is your neighborhood full of first-time home buyers or are your neighbors more mature, established families? Knowing what type of buyer will come and look at your home will help you stage your home accordingly.
  • Figuring out what buyers want. When people come and look at your home, they are usually looking for three things – a good deal, move-in ready conditions, and an emotional connection to the house.

During this planning stage, try and look through the buyers’ eyes as much as possible and plan your projects based on what you think buyers are going to want.

2. Tackle Big Projects

Long before the day that the San Antonio movers arrive at your home, start tackling those big projects that you’ve been putting off. For example, make sure that all of your home’s light switches are working, any broken windows are fixed, and that pesky leaky faucet in your bathroom is taken care of. If you want your home to make an impression on potential buyers, one of the most cost-effective upgrades you can make is new paint. When choosing a paint color, stick to neutral colors, like beige or off-white. While you may love your bright, burnt orange master bedroom, buyers might not feel the same way. 

3. Dress Up Your Home With a Few Finishing Touches

The day of your open house, dress up your home with a few finishing touches that you know buyers will appreciate. Make sure that your home is clean and that both the back and front yards are well-manicured and clear of any tools or toys your children might have strewn over the grass. While a clean home is something that buyers expect, you can go the extra mile by setting out a few vases of flowers, opening up your curtains and blinds to let natural light in, adjusting the temperature so it’s not too cold or hot, and serving drinks and food, like cookies or lemonade, to encourage buyers to stick around and browse longer.

By keeping your buyers in mind, taking care of those home-improvement projects that have been on your list forever, and adding a few finishing touches to your home on the day of the open house, you may find that selling your home is a quick and easy process.
